Pre-construction beachfront residence · Lot 7, Playa Alta
Three bedrooms, private elevator, eighteen-foot cathedral ceilings, heated infinity pool, sauna and jacuzzi. 7,413 square feet total constructed area.
The first of three homes planned on adjacent lots at Playa Alta, a low-density gated community on one of the premier beaches in Ecuador. The land for all three is owned outright.
Six-lot subdivision and spec construction
A six-lot project on the Pacific coast of Ecuador, now being re-subdivided. Once that is complete, two lots will be available for sale; the rest will be held for spec homes. An established beach community south-west of Manta, known for kiteboarding, with direct access from Manta's international airport.

Land position
The infrastructure and brand that built San José del Cabo and Cabo San Lucas are now moving east and west, beyond the established corridor. This position sits on the East Cape, between San José del Cabo and Cabo Pulmo: four lots, two available for sale and two held for development.

Value-add residential
A casa and adjacent lot a 90-second walk from the water, acquired below what comparable East Cape sales supported. The upgrade covered a complete interior remodel, new electrical including solar panels and batteries, plumbing throughout, outdoor kitchen, new sewer and grey water systems. The casa and the lot were sold separately. Both closed in 2024.

Ground-up spec construction
A two-level spec home with a pool in Bonita Beach, a gated community in Santa Marianita, across the road from the beach. Land acquired, permitted and built within twelve months.
